EICR Rules for Landlords in England (Electrical Safety)

Private landlords in England must have the electrical installation inspected and tested at least every 5 years, and give tenants the report within 28 days.

Who gets the report, and when

Who Deadline
Existing tenants Within 28 days of the inspection
New tenants Before they occupy the property
Prospective tenants Within 28 days of a written request
The local council Within 7 days of a written request

Remedial work

If the report needs work doing, it must be done within 28 days, or sooner if the report says so.

Shorter intervals

If the electrician's report says the next inspection should be sooner than 5 years, that shorter interval applies.
