Keep every rental property in England compliant in one spreadsheet: gas, electrical and EPC due dates, deposits, and the paperwork the Renters' Rights Act introduced from 1 May 2026. Missed certificates and deadlines can mean fines of thousands of pounds per property and problems regaining possession.
What's inside
- Compliance dashboard: every property on one page, red (overdue), amber (due within 60–90 days) or green.
- Gas safety: next due date every 12 months, plus the date you can book from (up to 2 months early without losing your due date).
- EICR: next due date (at least every 5 years) and the 28-day remedial deadline.
- EPC: 10-year expiry and a warning if the rating is below the legal minimum of E.
- Smoke and CO alarms: every storey, rooms with fixed combustion appliances, tested on day one.
- Deposits: the 30-day protection deadline, worked out for you.
- Renters' Rights Act paperwork: Information Sheet for tenancies before 1 May 2026, written statement for new tenancies.
- Rent increases: the earliest date you can increase (once a year) and the last day to serve Form 4A with 2 months' notice.
- Printable PDF checklist: key dates, a new-tenancy checklist and a yearly checklist, with official sources.
Good to know
- For properties in England, up to 20 properties. Scotland, Wales and Northern Ireland have different rules.
- An organising tool built from GOV.UK, HSE and legislation.gov.uk guidance, not legal advice. Later Renters' Rights Act phases start on dates the government is still confirming.
Works with
Microsoft Excel, Google Sheets (free) and Apple Numbers, plus a printable PDF. Formulas are protected so they can't be broken by accident.
